WHAT IS CONVEYANCING?

 

Put simply, it’s the legal process of transferring the ownership of a property from one person, or party, to another. The conveyancing process may sound straightforward, however, there can be complications, and our extensive experience is invaluable in overcoming blockages in the proceedings.

The conveyancing process starts when an offer on a property has been made and accepted. At that point, you instruct us to act on your behalf as your conveyancing solicitor, and carry out the legal and administrative work associated with the transfer of ownership for you.

If you are selling a property, the conveyancing process is slightly simpler, but for residential moves, you will usually be involved in the process both as buyer and vendor.

THE KEY STEPS WE UNDERTAKE WHEN YOU’RE BUYING A PROPERTY:

• Carry out a range of local authority searches (e.g. environmental search)

• Review search results, the vendor’s contract, and your mortgage offer

• Manage any issues arising from our review

• Ask you for preferred possible completion dates

• Advise the vendor’s solicitor that you wish to proceed with exchanging contracts

• Forward the deposit to the vendor’s solicitor

• Arrange for you to sign the transfer deed

• Contact your mortgage provider to arrange the transfer of funds to the vendor’s solicitor

• Send the property title deeds to HM Land Registry so that the transfer can be registered

• Forward the returned title deeds to your mortgage provider, unless you are a cash buyer, in which case we send them directly to you.

HOW LONG DOES CONVEYANCING TAKE?

The standard national timescale for Conveyancing is approximately eight to twelve weeks from initial consultation to completion. We will be able to give you an estimated timescale for your particular circumstances. Issues with the structural survey or unsatisfactory search results can cause delays, but you can be assured that we will do all we can to mitigate these, and we will provide regular updates to keep you informed of progress.
